Real Estate Tour
A tour is a method of marketing homes. It is like an open house, but generally
for real estate professionals. It allows the real estate professionals to see lots of
homes very quickly. The tour is often scheduled on a week day. The home
is held open by the real estate agent, or a lock box is used to gain access.
This is an excellent way to expose new listings to the market.
Marketing Meeting
There is often a meeting in each regional market where real estate industry
professionals gather to discuss lending, homes on the tour that day in that
regional market, and other real estate related subjects. After this meeting
the agents often go out on tour to see the homes on tour at that time.
Broker Tour
The broker tour is a regional tour attended by brokers and agents from
different offices and real estate companies.
I often find that more real estate agents show up to my listings on tour
if good food is being served.
Office Tour
The office tour is a tour attended by agents from the same office or real estate company to preview the office listings. This does not require the home to held
open by the agent. The office just goes in a caravan (a bunch of cars).
Regional Area Tour
These are tours in a regional area that may overlap. There may be more than
one tour for a given region. There may be a tour for a large region on Tuesday
and another tour for a smaller region on Wednesday.
Virtual Tour
The "Virtual Tour" is another aspect of internet marketing. I market my
listings with virtual tours. A virtual tour is where there is more information
on the property beyond just a picture and text. This usually means a slide show
or video of the property, or some type of multimedia. This often takes a higher
bandwidth internet connection, which is not uncommon these days. I take into
consideration that some buyers may not have high speed access, so I make a
high bandwidth tour and a lower bandwidth tour. High resolution video files
are big and take a lot of time to download. I don't want buyers browsing the
internet to become frustrated and go on to the next site because the video is
