Real Estate Marketing By John Coons Internet Marketing Internet marketing is a very broad term. This includes listing the property on the MLS for real estate agents, and posting it on other public web sites for buyers to view. Direct email advertising etc. My internet marketing plan includes listing the property on the MLS, and on public web sites. I make the property listing available to internet companies to download the listing and post it on their web site automatically. This means that over time the listing is on many web sites on the internet. I know quite a lot about computer programming, search engines. and how the internet works, so I am able to make sure sellers are getting maximum exposure on the internet. The "Virtual Tour" is another aspect of internet marketing. I market my listings with virtual tours. A virtual tour is where there is more infomatioin on the property beyond just a picture and text. This usually means a slide show or video of the property. For more on virtual tours click here. Open House Holding an open house is a good way to meet buyers. Real estate agents holding an open house will occasionally sell to someone that comes to the open house. To have a successful open house it is a good idea to advertise the open house and list the open house on the internet, and put open house signs on the streets near the open house. I also send mail or pass out open house flyers to neighbors. Yard Signs Having a sign in the yard helps to sell the home. I often add sign riders to the sign that say www.john-coons.com and other sign riders that give information about the property, such as POOL or other features of the property. I also put flyers on the sign. People that see the sign can come to my web site to find ou more. Accessable - Showable Making sure the property is showable is very important in marketing. If agents can not get access to the property to show it to potential buyers it will be harder to sell. This includes hours of access and how agents can get access. See lock box. |
