Real Estate Marketing

Internet Marketing

Multiple Listing Service (MLS)
This is the most important marketing tool when marketing to other real estate
agents. This is where real estate agents will go to get informaion on available
properites. The MLS is a centralized computer database that real estate agents use to list properties for sale, and get informaiton on sold properties.
Properties that do not get MLS exposure will generally sell for less, and take
longer to sell.

Compensation & Incentives
The listing broker will offer compensation to selling brokers on the MLS.
A seller that offers a very low brokerage fee will generally get fewer agents
interested in showing the home which can result in a lower selling price.
In very slow buyer markets, it is not unusuall to see special incentives offered
to selling agents, and/or buyers. These inclued cars, vacation packages, above
average selling commissions, and cash bonuses.

Marketing Meetings
In each region or neighborhood real estate professionals get together to
discuss real estate issues. People take turns speaking. Mortgage brokers talk
about interest rates, loan terms, and new loan programs. Real estate agents
speak about new listings, price changes, and other issues. The marketing
meeting is usually followed by a real estate tour of properties for sale in that
region.

Real Estate Tours
A tour is a method of marketing homes. It is like an open house, but generally
for real estate professionals. It allows the real estate professionals to see lots of homes very quickly. For more on tours click on the tours link. Some of the
different types of tours include broker tour, office tour, and regional or
neighborhood tours.
