I list a few below. These strategies are listed in an ascending order. Like a new real estate investor. Start small and work your way up. I plan to expand on each of these as time goes by. You should have a strategy going in, before you buy. Buy Your First Home Buying your first home to live in can be the best investment you can make. With the tax deductions and the appreciation in the San Francisco bay area, many people have accumulated a great deal of equity. When you make a payment you are making automatic savings, by paying down the debt. Your payment is part interest (deductible) and part principal (equity). Buy Small & Add On Buying a small home in a neighborhood of larger homes, and then adding on to the home can be a good investment. Buying a 2 bedroom, 1 bathroom home and adding to make it a 3 bedroom, 2 bath can be a good investment. Buy A Duplex - Live On One Side Buying your first duplex to live in and renting one side can help you get started being a real estate investor and landlord. You may not like being a landlord, but in the long run you may find out it is worth doing. When you are ready you can move out of the duplex and buy a single family home, and rent out the entire duplex. Add Units Buying property that can be redeveloped is often a great investment. Buy a home that sits on a lot that is zoned for multiple units. Buy a home that sits on a large lot. Then try to get the lot re-zoned for multiple units. When you have saved enough build more units for rental or to sell. Add Units To Land Buy land and pay it off over time. When it is paid off, you can get a construction loan to build. |
