There is a lot more to selling a home than just putting a sign in the front yard,
putting the listing on the MLS, and internet, and then waiting for buyers to
come. Advertising is part of the total real estate marketing program.
Internet Advertising
When you list your home with John, your home will be placed on the internet.
Not just on my web site, but on the MLS (Multiple Listing Service), and on
many other sites. A sign rider can be added to the yard sign telling people the
property can be found on www.john-coons.com.
People searching the internet can also find the property by doing a property
search on web sites like yahoo.com, realtor.com, mlslistings.com, and so on.
I make sure the property is well advertised on the internet.
Real Estate Magazine Advertising
These are the real estate magazines you see at the market, and by the
newspaper stands. They are usually free. If you are interested in buying in
this area you can contact me and I can mail them to you. You can also view
them on line. These are often national magazines that produced a magazine for each region. Usually by county. Examples of these magazines are Homes & Land and Property Pages. Also "The Real Estate Book" at RealEstateBook.com, and
"Mainstreet Homes" which is a collection of brokers advertising in a color
magazine and on line at www.mainstreethomes-ca.com. These are some of the local
real estate magazines in my area. These are very localized publications. Your area
will have others. You can also register with the magazines to have them mailed
to you by email or hard copy.
News Paper Advertising
I regularly advertise in local news papers. This is often done to advertise an
open house or a new listing. Depending on the location of the property I select
different news papers. The San Jose Mercury News is a popular news paper in
Santa Clara county.
Direct Mail Advertising
I use direct mail quite a lot. I send "Just Listed" post cards to several
hundred homes in the neighborhood around where my new listing is located.
I send letters to homes in areas where I have a buyer interested in a particular
neighborhood.
Television Advertising
Real estate is very localized. Television (TV) advertising can be used to advertise
to a very targeted market. By working with cable companies it is possible to have
TV ads that run only in a few cities.
Marketing
Marketing is the bigger process. Advertising is part of the marketing process.
